Abstract
Sanayi devriminden sonra kentler üretim ve ekonomik hareketlerin yoğunlaştığı mekanlar haline gelmiştir. Kentler bu etkiyle ilk dönüşüm sürecini yaşamıştır. Ancak bu yığılmalar birçok kentleşme sorununu beraberinde getirmiştir. Bu nedenle kentlerin dönüşümü için yerel ve merkezi idareler farklı müdahale biçimleri geliştirmişlerdir. Bu müdahalelerin hayata geçirilmesi noktasında en önemli sorun, kaynak oluşturulması ve dönüşüm süreçlerinin ekonomik olarak sürdürülebilir olmasıdır. Bu kapsamda yurtdışı ve yurt içi deneyimler ışığında, yakın zamanda dönüşüm sürecine girmesi beklenen Sultanbeyli ilçesinin mevcut yapılaşması ve arazi değerleri ele alınmıştır. Bu veriler doğrultusunda ilçenin dönüşümüne ekonomik perspektiften bakılmış ve öneriler getirilmiştir.
After the Industrial Revolution, cities turned into places where manufacturing and economic activities are concentrated densely. This concentration caused to cities to experience initial renewal phase. Yet, due to overload concentrations, various urban problems came into existence. For this reason, both local and central governments produced different solutions to cure the existed problems. However, when it comes to apply the prescribed solutions, some other problems, like financement issues and sustainability and affordability of renewal phases are also surfaced. In this context, this study aims to discuss the Sultanbeyli District‟s existing housing structure and lot values by comparing some best practices from domestic and international arena. In addition, according to obtained data for the urban renewal in Sultanbeyli some economic development oriented proposal were made.
